Check-in time is after 3 p.m. CST and check-out is 10 a.m. CST. No early check-in or late check-out.
This is a non-smoking property. Violation of our policy will result in a $250 cleaning fee.
Pets are not permitted in this property under any conditions. Violation of our policy will result in a $250 cleaning fee.
Damage/Reservation Deposit
A damage/reservation deposit may be required depending on the size of your party and circumstances. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days after departure, provided the following provisions are met.
  1. No damage is done to unit or its contents, beyond normal wear and tear.
  2. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  3. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. Linens are either cleaned in the washer and dryer provided or hampers provided.
  4. All keys are left on the kitchen table and unit is left locked. AND the burglar alarm is turned on.
  5. All charges accrued during the stay are paid prior to departure.
  6. No linens are lost or damaged.
  7. NO Early check-in or late check-out.
  8. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or our security company.
An advance payment equal to 50% of the rental rate is required upon signing of the rental contract. The advance payment will be applied toward the room rent. Payments can be made by credit card or in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Cornerstone Realty. The advance payment is not a damage deposit. The BALANCE OF RENT is due 6 weeks before your arrival date.
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
Monthly Reservations Cancellations
Monthly renters must cancel ninety (90) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
Maximum Occupancy
The maximum number of guests in this property is limited to eleven (11) persons plus $50 per additonal guest, unless otherwise agreed to and is subject to an additional security deposit.
Minimum Stays
THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
Inclusive Fees
Rates include a one-time linen-towel setup. Amenity fees are also included in the rental rate.
No Daily Maid Service
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however it is available at an additional rate. We suggest you bring your own beach towels since we do not permit towels or linens to be taken from the units.
Rate Changes
Rates subject to change without notice.
Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance.
Guest Responsibilities
  1. Guests agree to report any damage that they find or cause immediately to the rental representative.
  2. Guests assume all responsibility for behavior of self and their guests and agree to abide by all rules and regulations of the property.
  3. This property is privately owned and is located in a residential neighborhood which is not suitable to stage loud parties. Should guests? behavior necessitate eviction including a complaint of noise or any other violation set forth by the local authorities, all prepaid rents and deposits shall be considered earned.
  4. No occupants under the age of 25 are allowed unless accompanied by parent or guardian. Only the number of adults and children specified in this rental agreement are allowed to stay as guests for this rental.
  5. Guests are responsible for the completion and timely return of any rental forms, including but not limited to rental agreement, security deposit forms, check in procedure forms and any required lease approval forms.
  6. This property is furnished with the basic amenities of a home. However, during your stay if you run out of some consumable items, they may need to be replenished by guests. For example, toilet paper, paper towels, dish washing liquid, laundry detergent and propane gas for grills. It is also a good idea to bring your own beach towel to use at the pool or beach.
  7. All keys given to guests must be returned or pay a $50.00. lost key fee. If a guest loses their key during their stay there will be a $25.00 delivery fee.
Our property is equipped with furniture, appliance, pots, dishes, silverware, brooms, vacuums, linens, bedspreads and pillows. You must furnish your own paper products, cleaning supplies, and linens. You should also bring any items that you feel are indispensable for an enjoyable vacation. Our property has TVs, stereo equipment, cable TV access, and internet access. We are not responsible for the malfunction of utilities or equipment. You cannot rearrange furniture or take furniture to the beach. You may not relocate, disconnect or modify the electronic equipment through the use of personal gaming devices or computers.
Trash must be placed in the proper receptacle provided, keep in the containers provided and stored away from the street on non-collection days. Roll carts to the edge of the street the night before the scheduled pick up day. The schedule of pick up times is provided upon your arrival. If trash is not placed in the garbage receptacle and must be removed by our maintenance staff, a fee will be charged to you.
We want your vacation to be just as you anticipated but sometimes repairs are necessary. If that happens please call us to calmly and politely to report the problem. Please be aware that most repair calls require us to contact outside independent contractors to make the requested repairs. Sometimes the availability of these contractors is limited so that repairs cannot be made as quickly as we may desire. We cannot be responsible for such delays. It may be necessary for the contractor or us to enter the home at reasonable times to make the repairs without your knowledge or presence.
Repair Calls
Our company experiences repeated calls for repairs that are due to guest misuse or unfamiliarity with amenities. Often the problem can be solved by following the phone instructions of our maintenance personnel. If you represent that the problem persists after being given instructions a repairman will be dispatched. If the repairman discovers that the problem could have been solved by following the instructions you will be responsible for the repair bill.
In spite of the $150 cleaning charge, when you depart try to leave the home in the condition that you expected to find it when you arrived. Our company has a very short period of time to prepare the home for the next tenant. You are expected to leave the home undamaged, clean, and ready for the next arrival. The following must also be completed: 1) Wash and put away all dishes; 2) Remove all food and trash from home; 3) Place trash in a proper receptacle and roll carts to the edge of the street; 4) Wipe appliances, counters, etc. clean of excess spills; 5) Sweep carpets and floors; 6) Properly arrange all furniture, and 7) Clean grill if used. Failure to complete these requirements could result in a reduction of your security deposit refund and/or additional billing.
If you are locked out of the property, you can call Carolyn May at 847-293-1776. A $25.00 fee will be charged for lockouts and a $40.00 fee will be charged for lost keys.
Items Left at Home
We can not be responsible for any personal items left in the home you rented. Please be sure to thoroughly check the home before you leave for any personal items. If after check-out you request us to search the home for a forgotten item and the item is found, the item will be returned by mail C.O.D. with a service charge of $20.00. Items found and not requested to be returned within 30 days after your departure will be discarded.
